Building for 66 dwellings is a thrid prize proposal by Moarqs Sofía Cacchione Hiha Studio and Bxd Arquitectura for INCASOL designed in 2024. It is located in Barcelona Spain in an urban setting. Its scale is medium. Key materials are concrete and brick. Ethan de Clerk collaborated as visualizer. Concepts such as tower central core balcony aggregation and fragmentation are explored.

The project is intended to serve as the relocation housing for the families of the Venus building.

Site layout

The two buildings are placed diagonally at the farthest ends of the plot, avoiding the overlapping effect and creating more distance between the buildings. The terraces are oriented in such a way that opposing views between the two volumes are avoided. Geometrically, the floor plan consists of two interlocked rectangles, creating a total of 6 corners, one for each of the apartments; and an interlocking point where the core is located. This geometry allows for a democratic and homogeneous arrangement where all apartments are exactly the same in both volumes.

The apartment

The typology, where the living room and kitchen-dining room are also «interlocked», organizes the space diagonally, with a sequence of spaces extending from the entrance to the corner terrace. The wet areas are grouped at the entrance corner of each apartment and in contact with the common access areas, freeing up the corners to achieve great spatial flexibility at the end of the building. The bedrooms, accessible from the corners via sliding doors, allow for various apartment configurations, facilitating flexible use throughout the life cycle; expanding the perception of interior space, and eliminating circulation spaces, thus maximizing the use of the floor area.
